Planning:
The site sits outside of any conservation area and benefits from a resolution to grant outline planning permission for the erection of seven residential dwellings with all matters reserved except access. The planning application (UTT/23/0493/OP) was unanimously approved at the Uttlesford District Council Planning Committee on 30th August 2023. The application was subject to a ‘Resolution to Grant’ due to the LPA requesting the North-Eastern corner of site to be transferred to the Parish Council to be used as a village green. The mechanism for this transfer is to be agreed either via a S106 or Unilateral undertaking. This will be agreed and in place prior to exchange / completion. Whilst all matters are reserved, the site is expected to deliver a scheme of 6 semi-detached dwellings and 1 detached dwelling. The indicative layout, contained within the information pack demonstrates how the mix can be delivered, an indicative schedule of accommodation has been produced, which is contained within the data room. The approval of the scale, layout, appearance and landscaping will be determined through the approval of the reserved matters planning application.
