SITE DESCRIPTION
The site extends to approximately 7.14 acres (2.89 hectares) and is currently composed of overgrown grassland. The land is bordered by residential properties to the west, Ormiston Park Academy to the north, Aveley Football Club to the east, and Lance Corporal Nicky Mason Way to the south. Vehicular access is proposed to be taken from Park Lane to the east.
PLANNING
The site is within the jurisdiction of Thurrock Council and benefits from a resolution to grant outline planning permission for “residential development of up to 90 dwellings including vehicular access, parking, open space, attenuation and infrastructure works”. All matters are reserved except for access.
The scheme provides for 40% affordable housing and four self / custom build plots. Further detail will be specified within the Section 106 Agreement.
The Section 106 Agreement is currently in draft form, with the anticipated contributions and obligations set out in the Heads of Terms, which are included with the planning information contained in the Data Room. The s106 Agreement itself is anticipated to be agreed with the Council shortly.

The site is to be sold freehold with Vacant Possession.
