SITE DESCRIPTION

The site extends to approximately 7.14 acres (2.89 hectares) and is currently composed of overgrown grassland. The land is bordered by residential properties to the west, Ormiston Park Academy to the north, Aveley Football Club to the east, and Lance Corporal Nicky Mason Way to the south. Vehicular access is proposed to be taken from Park Lane to the east.

PLANNING

The site is within the jurisdiction of Thurrock Council and benefits from a resolution to grant outline planning permission for “residential development of up to 90 dwellings including vehicular access, parking, open space, attenuation and infrastructure works”. All matters are reserved except for access.

The scheme provides for 40% affordable housing and four self / custom build plots. Further detail will be specified within the Section 106 Agreement.

The Section 106 Agreement is currently in draft form, with the anticipated contributions and obligations set out in the Heads of Terms, which are included with the planning information contained in the Data Room. The s106 Agreement itself is anticipated to be agreed with the Council shortly.

Location

The site is located on the northern edge of Aveley, Essex, approximately half a mile to the north of Aveley village centre.

Aveley is a large village with a population of around 9,000 people. The village benefits from excellent road connectivity, with the M25 and A13 junction less than a mile to the east, providing direct routes to London, South Essex, and Kent.

There are three train stations located within approximately three and a half miles of the site, offering direct services to London with a journey time of under 35 minutes.

Aveley benefits from having several schools, including Ormiston Park Academy immediately to the north of the site. The village also has a medical centre, several pubs and restaurants, and various sports clubs and facilities.
