DESCRIPTION

PLANNING

The site benefits from outline planning permission (ref.: UTT/24/0898/OP) for 6 no dwellings with all matters reserved. The planning application was approved by Uttlesford District Council on 22nd August 2024 and the decision notice includes 16 conditions. The approved development will deliver six high quality homes in a desirable semi-rural location.

Although all matters are reserved, the site is expected to deliver a scheme of six detached dwellings. An indicative layout is included in the Information Pack, which demonstrates how the development could be delivered.

The approval of access, scale, layout, appearance, and landscaping will be determined through the reserved matters planning application, for which the Purchaser will have full responsibility.

CIL

Uttlesford District Council has not yet adopted a CIL Charging Schedule; therefore, no CIL will be payable.

TENURE

The site is to be sold freehold, with Vacant Possession.
