The land is subject to Countryside Stewardship and Sustainable Farming Incentive agreements which expire on 31st December 2026.
TENURE
To be let by informal tender as a whole for an initial three year term under a Farm Business Tenancy.
BOUNDARIES
All boundaries outlined on the attached plans are for identification purposes only. Potential tenants are responsible for confirming the boundaries.

SPORTING, MINERALS AND TIMBER
As far as they are owned by the landlord the rights for sporting, minerals and timber are not included in the tenancy.

Given the potential hazards of a working farm, we would ask you to be as vigilant as possible when making your inspection for your own personal safety.
EASEMENTS, WAYLEAVES & RIGHTS OF WAY
The benefit of all rights of way whether public or private or wayleaves, easements and other rights specifically referred to herewith or not. Specifically, there is a public footpath crossing the property east to west, and a second footpath following the western boundary.
BASIC PAYMENT SCHEME
The land does not include any BPS entitlements or rights to claim any future payments.
ENVIRONMENTAL STEWARDSHIP
The Landlord permits the incoming Tenant to enter the land into a new Sustainable Farming Incentive or equivalent scheme if available during the term of the tenancy and will assist with a prompt transfer of Rural Land Register parcels as required.
HOLDOVER & EARLY ENTRY
The outgoing tenant is retaining holdover over all environmental plots until 31st December 2026. Early entry may be permitted by agreement with the outgoing tenant
TENANCY AGREEMENT
A draft tenancy agreement is available for inspection at the Ceres Property Norwich Office.
STAMP DUTY LAND TAX
The grant of a 3-year Farm Business Tenancy may give rise to a liability for Stamp Duty Land Tax (SDLT), depending on the level of rent and the terms of the agreement. Any SDLT payable will be the responsibility of the incoming Tenant. Applicants should seek independent legal or professional advice to understand any potential liability.
OUTGOINGS
The tenant is responsible for all outgoings.
INSPECTIONS
Inspections should be arranged by prior appointment only with the letting agents.
TENDERS
Tenders must be received by the Norwich Office of Ceres Rural by 12 noon on Friday 19th June. All tenders must be for a specific sum. No escalated or accumulating tenders will be considered. Our client is not bound to accept the highest or any tender.
ANTI MONEY LAUNDERING
In accordance with the Money Laundering Regulations 2017, once an offer is accepted, the tenant(s) must provide any requested information to complete the necessary due diligence as a legal requirement.
