Phase 6 comprises a broadly rectangular development parcel within Millstone Park and is located to the east of the main arterial access from Newmarket Road and north of Phase 1A, the new sports hub. The total Millstone Park development extends to approximately 67.5 acres (27.3 hectares), with Phase 6 extending to approximately 7.09 acres (2.87 hectares).

Primary vehicular and pedestrian access will be taken from the new arterial road to the west of the parcel, running from Newmarket road to the southwest.

Planning

The site is within East Cambridgeshire District Council. Outline planning permission was granted in August 2015 for up to 350 dwellings with associated open space, sports provision, access and infrastructure (ref: 15/01175/OUM).

A separate full planning application for Phase 6 was approved in August 2026 for 60 additional dwellings with associated landscaping, access, drainage and related infrastructure (ref: 25/01073/FUM).

Tenure

The site is to be sold freehold, with Vacant Possession.

Services

VAT

CIL

East Cambridgeshire District Council adopted a Community Infrastructure Levy (CIL) Charging Schedule in December 2012. Applying indexation to January 2026, the residential CIL rate within Zone C is £158.59 per sq m.

Section 106

The affordable housing requirement is 40%, equating to 24 units, with a tenure split of 80% social rented housing and 20% intermediate housing.

Millstone Park is located on the eastern edge of the village of Burwell, to the northeast of Newmarket Road and adjacent to the residential development of Felsham Chase. Burwell lies approximately three miles to the north-west of Newmarket and 6 miles to the north-east of Cambridge.
